RULES AND REGULATIONS FOR THE EADES FAMILY CAMPGROUND
QUIET HOURS: From 11:00 pm to 7:00am Strictly Enforced


1.) CAMPSITES are rented two ways (1.) SEASONAL: Campers who rent seasonally are allowed to camp from
March 15th of each year through November 15th. Weekends
only (Friday through Sunday), two weeks of vacation and
Holidays with as described in the agreement. Certain
changes are allowed if renter works on weekend and is
arrangements is made with lessor

(2.) ANNUAL: Campers who rent annually can use the park year round.
With unlimited weekends, days and Holidays as described
per our agreement.

Rent can be paid quarterly or annually. Rent paid quarterly is due by the first day of each quarter. Annual rent
is due the first day of January. A late fee with accrue beginning the second day of the month was due and will
Continue to accrue monthly until your rent is paid. See Agreement for conditions on payment of rent.

2.) REFUNDS will not be given when a camper sells his/her camper or if the owner is found in default. If the
owner sells their camper then any prepaid rent to landowner needs to be handled between the owner and the
new buyer. If the new buyer intends to remain in the park, there are certain steps that needs to be followed
prior to closing on the purchasing of your trailer.

3.) NEW TENANTS prior to coming into the park must fill out a credit application and under go a back ground
check and be approved. The fee for this is $45.00 and is non refundable. First time renters must pay the first
two quarters of rent in advance. There must also be a meeting with the landlord prior to purchasing a
trailer that will remain on property. If you have an item that is not in compliance (i.e. oversized storage building)
you must inform the new buyer of their inability to keep it once the purchase is made

4.) TENANTS use the park at their own risk. Also any guest you bring into the camp ground, uses the park
at their own risk. Please see contract about responsibilities covering accidents or misuse of park facilities.
If a guest while visiting your campsite causes damage to the campground or any other person’s property it
becomes your responsibility to cover all cost resulting from your guest action. It will be your responsibility
to collect the money from your guest which you have paid out on their behalf.

5.) SEASONAL CAMPERS have use of the park on a structured part time bases. Seasonal camper s may use the park
on March 15th through November 15th on weekends, holidays and two weeks of vacation per year. Weekends
consist of arriving on Friday and departing on Sunday. This does not mean you can arrive on Thursday and/or
leave on Monday. Friday through Sunday means Friday through Sunday. We have campers who have been arriving
early and departing late. If you are one of these campers, you will accrue a per night fee of $20.00 unless you phone
ahead and schedule a vacation day. Some of our campers work on weekends and their days off always falls on week
days. We were informed of this when their original contract was signed, so they arrive in the middle of the week
and stay three days and two nights. These campers can not return back on the weekend or stay through the weekend
without using vacation days or paying a per day fee. We also have campers who stay Saturday through Monday.
These schedules do not vary nor will we set up a schedule that does vary due to the chaos it would cause in
paperwork alone.

The campground opens every year on March 15th and campers can arrive on that day if March 15th falls on a Friday,
Saturday or Sunday. If not you must wait for the first weekend after the 15th of March. For campers who use their
three days in the middle of the week.you can arrive On the 15th of March. The campground closes on
November15th every year. The morning of November 15th we will be shutting off the water and the electricity.
Campers need to winterize their trailers and leave the park, for the season no later than November 14th. Work
preformed on your trailers must be accomplished during the camping season on weekends, Holidays or during
vacation time. When the park closes your space is not available for your use or your presence until the park
opens March 15th not even for one day. Extra days can be purchased for $20.00 dollars a night during our open
season. Seasonal Campers are not allowed to sublet or allow family or guest to stay in their campers without
the actual tenant being on site the entire time. If campers can not make it to the lake on the time allotted in their
contract we do not carry over time or in any way attempt to make up time for any camper who does not make it to
the park on days contracted for. This rule in it’s entirety has been in effect for a very long time and now it will
be enforced.

6.) VACATION AND HOLIDAYS are as follows. You receive two week of vacation per season. Tenants can use
their vacation all at one time, one week at a time or days at a time. Prior to using your vacation time you
must notify the landlord prior to any vacation time being used. HOLIDAYS are to be used as follows. Holidays
such as MEMORAL DAY and LABOR DAY that falls on Mondays will be used as follows. Campers can arrive
on Friday and stay through Monday. If a holiday falls on a Tuesday, campers can arrive on Friday and stay
through Tuesday. Holidays that fall on Wednesday gives you a choice. Campers can arrive on Friday and leave
on Wednesday or you can arrive on Wednesday and leave on Sunday. Holidays on Thursday and Friday allows you
to come to the park the day before the holiday and stay through Sunday. Saturday and Sunday Holiday’s allows you
to arrive on Friday and stay through Sunday.



7.) DISORDERLY CONDUCT will not be tolerated. This includes drunkenness, loud talking or excessive noise
making profanity and any disrespect for other people or other people’s property. At 11:00pm quite time begins
and last until 7:00am. Complaints resulting from bad conduct will result in your receiving a notice of disorderly
Conduct. If a person receives three notices of any kind, they are evicted from the campground.
There are NO EXCEPTION TO THIS RULE.

8.) CHILDREN twelve and under must be accompanied by an adult while on the docks, fishing or swimming.
Children are not allowed to drive a golf cart with out a licensed driver on board riding up front next to the child.
Bicycles are allowed in the park but problems have arisen due to children being unsupervised while on bikes.
Bikes and cars ride on the same roads through the park. If a bike and a car were to collide the bike would lose.
Children must be advised by their parent to slow down and not ride erratically through out the campground.

9.) TEENAGERS are not allowed to use the campground without the owners being on site.

10) PETS are allowed, but must be kept on a leash at all times, even if you are only walking from your trailer to the
car. Pet owners must carry plastic bags to pick up after their pets when they use the bathroom. Pet waste should be
disposed of properly. Owners walking their pets in the woods do not have to pick up after their pets. Large breeds
who are tied up or staked outside must have owners nearby at all times. Breeds such as Pit Bulls, Doberman
Pinchers, Rottweiler’s and German Shepherds are not allowed in the park at all as of July 1, 2010. Dog
owners in the campground prior to this date who own one of these dogs are allowed to bring their dogs as long
as their dog has no history of aggression. However, you are being put on notice, if there is a hint of trouble
concerning your dog, then your dog is permanently out of the park. Additional these dog must be secured at
all times. If they are left on your deck, it must be reinforced to guarantee there is no way for these dogs to escape or
be caged at all times. Dogs that are constantly barking, or allowed off their leash will be placed on notice. Three
infraction of any kind will result in the owners loss of privilege to ever have a pet in the park. Once a dog has
bitten a person or another dog, that dog is out of the park forever and it‘s owners are responsible for all damages
and medical. EVERY PERSON WHO CHOOSES TO HAVE A PET ON SITE ASSUMES ALL DEBT
INCURRED.

11) MAINTAINCE of camp space is mandatory at all times. Tenant must keep grounds under and around campers
free from debris, trash and unsightly messes at all times. Decks and trailers need to be kept in good repair. We are
no longer tolerating unsightly messes and items being piled on the grass or the area surrounding your deck and
trailer or under them. Follow the directions listed below titled under pinning. Any other place, other than under
your deck for fire wood must be approved by landlord.

12) UNDER LAY WITH LATTICE is now required unless your deck is to low to the ground. Nothing can be stored
under your trailer and/or deck unless the trailer and deck are under pinned. Under pinning can be made out of
treated lumber or treated lattice work with a solid piece of 1”x 4” treated lumber on the bottom front side of the
under pinning. A door or multiple doors can be placed in your under pinning for better access as long as the over all
appearance the deck is pleasing to the eye and not just thrown together.

13) DECKS must permitted by Oconee County Building Codes and be built using new and treated lumber. Deck
foundations are required to be constructed of 4” x 4” post on post holding concrete blocks (NO DIGGING). Decks
must be 8 feet wide and the length of your trailer the tongue. Decks are allowed to have only one set of stairs and
placement of the stairs is determined by the landlord. If you at this time have two sets of stairs then you must remove
the set that will be marked by the landlord. In the past we have allowed only one set of stairs. DECKS MUST BE
SIDED below camper with lumber or lattice work. A 1”x4” piece of treated lumber must be attached to the front of
the under pinning at ground level. You are allowed to put a door in the under pinning for extra storage. Decks are
allowed to be screened in or left open. Screened decks can have a screened door or a clear storm door. Decks can not
be closed in, have windows or be used as an additional bedroom. No beds or mattresses can be placed on the decks.
There is no overnight sleeping allowed on the decks. Only one over head out door fan is allowed on the deck.
Decks’ can not have placed around the decks covering the screens. Shades can be used on the decks blocking out the
sun. Once the sun goes down, shades should be raised and when not in residence shades must be left in a raised
position. Landlord must have visual access to your deck. Decks must be kept in a good state of repair. Prior to
building a new deck or making changes to an existing one, you must first get authorization from the landlord. ANY
UNAUTHORIZED CONSTRUCTION WILL BE A BREACH OF CONTRACT AND YOU COULD
BE ASKED TO LEAVE THE PARK. DECKS THAT ARE BUILT IN NON COMPLIANCE WITH THIS
CONTRACT MUST BE TORN DOWN AND REBUILT.

14) GRANDFATHERED DECKS are decks that were built years ago and some are more recent that are not in
compliance with the rules of construction that are in effect today. These decks belong to the park and can not be
taken with you if you decide to leave the park. Should you purchase a trailer that is attached to one of the
decks. It is your responsibility to maintain these decks should one of these decks become dilapidated in your care
and need to be removed, then the replacement deck must be built in compliance with this contract.

15) STORAGE BUILDINGS must be no larger than 4’x 6’. There can not be air conditioning in your storage building,
nor can you have a mattresses or have anyone sleep in there. Storage can also be under your deck and trailer if
height permits and as long as under pinning is in place. Storage buildings in the park that are larger than 4’x6’
can not be sold along with your trailer should you decide to sell out. If you were to decide to replace an existing
large storage building you must replace it with a 4’x6’ building. Large storage buildings are being phased out.
Placement of a new or replacement storage building must be determined by the landlord.

16) FIRE PITS that are on the grass and built out of stone can no longer be in the park. If you choose to build a camp
fire, you must first buy a portable fire pit which also has a screen cover to prevent embers from floating into the air
NEVER AGAIN WILL WE ALLOW A FIRE TO BE BUILT IN THE CAMPGROUND WITHOUT USING




A PORTABLE PIT. Should a fire get out of hand resulting in damages Tenant is held responsible for all losses
due to the fire. Timber loss, devaluation of land, trailers, homes, boats, and jet skies just to mention a few of the
items that could be destroyed in an out of control fire. Do not leave fires unattended. Children should not be left

alone with out an adult around a fire. Firewood needs to be stored under your deck behind your underpinning. If
your deck is to low to the ground for storing, please check with your landlord and they will tell you where it needs
to be stored. Before leaving for home fire pits should be completely cool and placed upon your deck. Nothing can be
left on the ground when you return home that can hinder the mowing and weed eating.

17) TRASH removal is the of the Tenant. In addition, the friends and family of the tenants must keep trash picked up round the campground and other areas used by the tenant and his/her guest. Tenants should not leave food out for a stray or wild animals due to the fact that it is causing problems in and around the park. Besides being a nuisance these animals can carry diseases such as rabies. When leaving the campground campers cannot leave trash sitting on their decks, on the ground or in outside trash cans. We will no longer clean up the mess after animals, or storms have throw trash everywhere. Should this happen in the future at you trash site you will be invoiced for the cost of clean up. There are two trash facilities near the campground if you would like information as to where they are located give Doug a call at (864) 723-0522. Trash items, debris or improperly stored items will be cleaned up at a rate of FIFTEEN DOLLARS ($15.00) per hour which you will be charged, with a minimum of one hour charge. You will be invoiced for these cost and given thirty days to pay from date of invoice.

18) WATERCRAFT such as boats and jet ski have been limited to one per space. At this time this rule
is still in effect until the boat storage is completed. Once that happens all boats and jet skis’ can no longer
be stored in the park around your trailers. This has become a major problem in multiple ways, such as
blocking emergency vehicles, blocking traffic, parking that hindering with mowing. Plus they
have become an eye sore. Campers may use the boat storage facility for twenty dollars ($20.00) a month
or eight dollars ($8.00) per weekend. Non tenants may use the boat storage for thirty dollars ($30.00)
per month or twelve dollars ($12.00) per weekend. Multiple spaces can be leased if needed. Also trailers
and other items can be store here. Also if your boat or jet ski is in the lake you can not park their trailers
next to your camper, nor can they be left at High Falls Park. We are allowed to put our boats in the water
at High Falls for free as long we do not use their parking facility. Boat and jet ski must be brought back to the
boat storage facility. Watercrafts must be up to date with currant state decals and permits. Also we now require
a copy of your boats registration and trailer title to be kept on file.

19) BOAT SLIPS are for the expressed use the Tenant who has leased them. Tenants who have rented a boat slip and
Sub-leases they slip to another person will be in default of this contract and forfeits their boat slip and rent paid to
date. Tenants who allow others to use their boat slips when they are not in the park will be in default of this contract
and forfeit their boat slip and rent paid to date. Tenants who are not in possession of a rented boat slip cannot park
their boat in another persons boat slips. If you are a Tenant who has been parking your boat in another persons slip,
when notified your name will be removed from the boat slip list for a one year after which your name will be
reapplied at the bottom of the list. If you continue this bad behavior and receive a total of three notices in your file
of any kind you will be in default of this contract and asked to leave the park. When It comes to our boat slips our
contract is with the Tenants who have rented them. We are not responsible for any damages, accidents or loss
incurred to Tenant personally, their family members, their guest or property while renting or using the boat slips or
Docks. All campers and can use the docks for swimming and fishing. However you cannot be on another Tenants
boat or jet ski without them being present. Any Tenant using the boat slip and docks are responsible for any
Damages resulting from their actions. This includes both the Landlord and other Tenants property.

20) GOLF CARTS are permitted one to each camp space. There is an additional charge for electric carts. A child
may drive but an ADULT DRIVER must be aboard and in the front seat beside the child. The number of people on
a golf cart must be limited to the availability of the seating. People are not allowed to be standing or hanging on
while riding your golf carts. This is an accident waiting to happen. NO OFF ROAD VEHICLES SUCH AS TWO,
THREE OR FOUR WHEELED ARE ALLOWED IN THE CAMPGROUND.

21) MOTORCYCLES are allowed to be brought into the campground by tenants only. Guest must use other means
of transportation to enter the park. Guest can use our boat storage to park their motorcycles and then enter the
Campground. Motorcycles allowed in the park should be driven slowly and not rev their motors, due to the noise.

22) PARKING is a commodity in the campground at this time. Once the boat storage is finished, we are making it
mandatory that boats cannot be parked in the camping area of the park. Also guest parking will also be in the boat
storage area. Some tenants have created parking problems due to multiple guests. Tenants who are not considerate
of other tenants will be dealt with. If you are parking in an area where you have been asked to no longer park, yet
you continue to do so, you will be asked to leave the park upon receiving your third notice.

23) TENTS are permitted only to tenants whose children are ten years old and younger. This is only allowed if a parent
sleeps in the tent with the children throughout the night. Tents must be child size tents. Children above the age of
ten, teenagers or adults are not allowed to use tents.

24) EQUIPMENT such as fire pits, grills, chairs, all types of tables, latter’s, tools, gasoline cans, tarps and all other
items must be picked up and stored in it’s proper place every time you camp, before returning home. Leaving
your campsite in a condition that is conducive for easy lawn maintenance and weed eating will prevent you
from being charged the additional cost of clean up Tarps have never been allowed in the park covering trailers.
In the past couple of years campers have slowly begun to do so, which does not comply with the landlord’s
requirements. Stakes, hooks and large nails have been place in the ground damaging lawn equipment and






creating an unsafe environment for our employees and our campers. Also these tarps have blown off in storms
which then required us to remove them from both ground and water. If the correct trailer maintenance is preformed
regularly there is no need for tarps. Boat covers must also be applied correctly. We are now having trouble with
keep rent cost down. However, when the actions of our campers result in our cost increasing we must take a stand.
Therefore TARPS CANNOT BE PLACED OVER TRAILERS EXCEPT FOR A 3TO4 DAY TIME PERIOD
TO PREFORM A REPAIR. BOAT COVERS MUST BE PLACED OVER THE BOAT CORRECTLY AND
SECURLY. BOAT COVERS CANNOT TOUCH THE GROUND OR BE STAKED IN THE GROUND.

25) ELECTRIC, WATER AND SEWER is all provided at this time for Seasonal Campers. Annual campers must
pay their own electric bills. In 2012 our plan is for all campers to be on their own electric meter and to be responsible
for their own electric bill. Some campers waste electricity while others are more conservative. Electricity is the
number one cause for rent increases. The way we are structures at this time is unfair to the ones who conserve
electricity. Deck fans, lights, air conditioning and TV’s should be off when you are on the lake for the day or in
town Shopping. Camper after camper leaves these items on when they are gone for the day and even after they have
gone home. As a camper you have a choice when these items are left on once you have returned home and we call:
.
A.) Leave a key with a name tag so we can turn it off
B.) We will flip off your power box

Most trailers in the park at this time uses 30amp. Our standard breaker box per trailer is thirty amp. If you purchase
a trailer with higher amperage we will run a larger line to the breaker box for an additional fee which must be paid
up front prior to the work being done. An additional fee per quarter is charged for the larger breaker box.
We have and electrician we use and NO ONE IS ALLOWED TO ENTER, DIG INTO, ADD ON OR MAKE
ANY CHANGES TO ANY OF THE IN GROUND UTILITY LINES, ELECTRICAL BOXES OR OTHER
EQUIPMENT ABOVE GROUND. If there are normal wear and tare problems with these items which
we will repair them at our cost. If you have broken this rule in any way and a problem arises then you
become responsible for the repair bill. If you or a guest over loads the breaker box or pulls over the water spigot then
you are responsible for the cost of repair and as the landlord we maintain the right to hire the company or person
of our choice to perform the repairs and we will bill you for the cost of those repairs and parts. Also Your hose from
our spigot to your trailer must be picked up off the ground and placed inside a piece of PVC piping. Once
this is done it can be placed back on the ground.

26) ALCOHOL AND ILLEGAL DRUGS are handled as follows. ILLEGAL DRUGS OF ANY KIND WILL NOT
TOLERATED. If you or a guest is found to have drugs or selling them, the police will be called and you will be
EVICTED IMMEDIATELY AND PERMANANTLY from the park. Nor can you ever visit as a guest or be in
the park again. Arrangements will need to be made for the removal of your property with the landlord. Also any
prepaid rent will be forfeited. We are a family oriented campground and not a party campground. We want everyone
to enjoy themselves and have a good time. However, open containers of Alcoholic Beverage must be kept
around your trailers. You can not carry open beverages or ride on golf carts with open beverages through the
park. If seen breaking this rule a notice will be placed in your file. When three notices are placed in your
file you will receive a notice of eviction. Drunkenness and disorderly conduct is not acceptable and you will be
asked to permanently leave the park.

27) GUEST are allowed to visit with our tenants. Small groups are welcome, larger groups of family and friends should
use parks like High Falls County Park. Guest visiting in the park can not park boats, jet ski’s and their trailers
in the camping area at this time. Once the boat storage is completed they must park their mode of transportation and
their watercraft in the boat storage area for a fee. The fee for parking is $5.00 per day, $12.00 per weekend.
or $30.00 a month. Guest can not bring any kind of pets into our park. You are not allowed to have guest in the park
who have been expelled from the park. There was a reason for their expulsion and they were notified not to return.

28) FIREWORKS are not permitted due to the hazardous nature of them. Shooting off fireworks at your campsite, on
campground property, and docks will be a breech of this contract. Please make sure you know what your children
are bringing into the park, we hold you responsible for their actions.

29) TROUBLE OR NON COMPLIANCE will be dealt with quickly. Once you receive your third warning you will
be in default of this agreement and you will be asked to remove your camper and belongings from the camp space
and grounds. Should it become necessary, for another tenant to call us or the sheriff to take care of a disturbance you
are creating you will be in default and we will ask you to remove your camper and belonging out of the park within
the next thirty (30) days. Once this occurs you can not stay in your trailer or ever visit in the park again. A date
and time will have to be scheduled with the landlord prior to your arrival to remove your property, other wise
you could be prosecuted for trespassing. We hate for this to sound so harsh in stating these rules but, they are for
your safety. The park is here for your family and their enjoyment. We will all have a good time if campers follow
the rules and are considerate of their neighbors.

30) RUMORS AND GOSSIP can sew discord and unhappiness. Every camper in our park is part of our extend
family and important to us. Anyone participating in this petty and childish behavior will be dealt with swiftly. As
your landlord our personal lives is not your business nor is it up for discussion. This is also true for any camper in
our park. KEEP YOUR THOUGHTS AND OPINIONS TO YOUSELF.

30) EVICTION of any kind will result in the loss of any prepaid rent. Should it become necessary for you to be
evicted you will be given thirty days to remove your property. If your property remains in the campground for the
full thirty days and runs into the next month where you have not paid the rent. You are responsible for all the rent
and late fees until your property is removed. Also any cost incurred by landlord in this process will be passed on to
the person being evicted. You must pay the additional rent and cost incurred at the time you come to remove your
property. People who are evicted are not allowed on the Campground’s property again.




PLEASE BE SURE TO READ THIS CONTRACT IN ITS ENTIRITY BEFORE SIGNING. WE HAVE TRIED TO BE PATIENCE WITH CAMPERS WHO ARE NOT ABIDING WITH THE CONTRACT THEY’VE SIGNED. WE AS THE LANDLORD WILL NO LONGER TAKE A PASSIVE POSSITION WHEN IT COMES TO ENFORCING THESE RULES. WHEN READING PLEASE TAKE NOTICE OF ALL THE NEW REQUIREMENTS (i.e. underpinning required). ALL CAMPERS WILL HAVE THIRTY DAYS FROM THE DATE ON THE CONTRACT TO SIGN AND RETURN NEW CONTRACT AND TO BRING YOUR CAMPSITE INTO COMPLIANCE.

NOTICE: The land surrounding the campground is posted and all tenants, their families, friends, assignees, or agents trespass at their own risk. If you do use surrounding properties we ask that you keep them clean and remove your belongings each day. We can not condone such actions but we can ask that you remember that you would not want other people throwing trash, or burning campfires on your property should you own it. This you do at your own risk, we cannot stress this enough.

TENANTS: We hope you all enjoy the campground and use it responsibly. We do our best to keep the Campground clean and free from others interfering with your enjoyment. We like to think it is the best Campground in the area on Lake Keowee.
