Buffalo Keyholders

This whole idea stems from the obvious demand for indoor spot for the fall/winter months. I have done my Research and have decided to push forward with getting a group of people invested into a KeyHolders park. Many cities have them. It is basically a privately owned building that is made into a clubhouse/skatepark for members only.This is entirely Different than operating and starting a skatepark. there is much less public interaction and having to cater to Skate park insurance regulations. Only registered Keyholders or their accompanying guests would be allowed entry. The whole idea is to have a spot that is for members only. kind of like a gun or gym club. Each member would pay a fixed price membership fee at the beginning of each month. Each member is also allowed to have one guest accompany them at a time when they are at the building.If there are two KeyHolders present at the building then two guests may also accompany them but it is listed as only one guest per keyholder. The current rent is $3,500/month. IF WE ARE ABLE TO LOCK IN 100 MEMBERS THE MONTHLY MEMBERSHIP FEE WOULD ONLY BE 35-40 DOLLARS A MONTH! I have not been able to find out how much the heat, electric, water, and garbage removal fees will be per month. I should be able to get the General Liability insurance for the building for roughly $700/year. I am meeting with the Realtor and checking out the listing on Tuesday Morning.
