LAND

This diverse and functional 186 acres is divided into three distinct areas of use. The north section of the property is 60 acres terraced and planted in Klein grass, a drought resistant species. The homestead compound, including the two houses, barn, tennis court, horse pasture with a three-stall loafing shed encompass approximately 10 acres shaded by towering Live Oaks. The remaining acreage to the south has been carefully managed for both livestock grazing and wildlife habitat development. Natural grasses cover the land, along with a diverse tree population and desirable understory. Perimeter fences bound the ranch with cross-fencing and gates to allow proper pasture rotation. The surrounding properties are largely family-owned, working farms and ranches providing privacy and solitude for Capstone Ranch.

IMPROVEMENTS

Quality building materials and attention to detail are evident throughout. The seller has gone to great lengths to improve and maintain the property.

The main house is made to entertain with high ceilings, fireplace, long porches, open floor plan, large kitchen island, and bar. Approximately 3664 sf. single-story, 3/3. Standing seam metal roof and cut limestone exterior on slab with Pella windows. The master bedroom has porch access and views to the west. The second bedroom, also with exterior access, has a unique gun case built in to large closet and a dry sauna big enough for two! Each of the bedrooms has direct access to a bathroom and plenty of closet space. Private office/study, wired for internet and phone. Central A/C and (gas) heat throughout. A wood-burning stove warms the kitchen and dining area. Oak hardwood floors and terra cotta tile, stone countertops. Solar panels are installed and functional along with a 10,000 gallon rainwater collection system. Behind the main house sits a regulation-sized tennis court, fenced and lighted.

The nearby Hye-n-Bye guest house is a 1888 SF two- story structure with spiral stair case, fireplace, high ceilings, and a wrap-around covered porch. Built in 1997 the 3/3 structure also has standing seam metal roof and limestone exterior, all Hardyboard trim. Served by a rainwater collection system with well back-up. Central A/C and heat, ceiling fans in every room. Both houses have attached covered carports, are wired for cable television and are served by independent septic systems. The Hye and Bye also features a gray water system.

The 40×60 lighted metal barn is on a slab enclosed with large overhead doors at both ends to protect equipment, tools, and projects from the elements. Complete with furnished office, shelving and shop. The north end features a covered overhang for trailer storage. The attached apartment is furnished, with bathroom/shower, oven/stove, refrigerator/freezer and a commercial stainless steel sink for game processing. A full-size upright freezer provides extra cold storage.

An auto-controlled main gate allows entry to the ranch from Hye Albert Road (aka Blanco County 206) down a scenic paved lane to the gated homestead compound.

WATER

Two proven wells are on the property: Well #1 serves as back up for both houses, the barn and landscape irrigation. Well #2 is located in the south pasture to provide water for livestock and wildlife. A working windmill near the house that currently fills a water feature and could be easily set up to water gardens or be stored.

The Parker Branch is an ephemeral creek that traverses the center of the property, ultimately draining to Williams Creek and the Pedernales River. There are two dug stock tanks: one on the northeast corner of the property, the other located in the center of the south pasture. It is spring-fed and drains approximately 75 surrounding acres, allowing it to stay partially full even in serious drought conditions.

WILDLIFE/HUNTING/FISHING

Axis and whitetail deer, Rio Grande turkey and mourning dove populations have been managed for quality by developing ideal habitat, protein feeders, shelter placement, supplemental water, and very limited hunting pressure. Low fences surround the property ensuring moment and breeding diversity among the wildlife population.

MINERALS/WATER/AIR RIGHTS

All water and air rights owned will be conveyed and are not subject to any leases. There are no minerals that will convey, as only the surface estate is being sold.

LEASES

An annual grazing lease is currently in effect with neighboring Lindig Farms. Ask Agent for additional information.

TAXES

The property is currently held in an approved agricultural tax valuation, keeping the carrying cost lower for the land in production. 2015 taxes for the land and improvements totaled approximately $11,400. Plateau Land & Wildlife Management offers a free consultation should the new owner consider conversion to a wildlife valuation.
