Cedar Settlements is a full service real estate settlement company, which provides title insurance, closing and escrow services to both the residential and commercial real estate market in Allegheny, Armstrong, Beaver, Butler, Clarion, Clearfield, Crawford, Erie, Lawrence, Mercer and Venango Counties.



WHAT SERVICES DO WE PROVIDE?

We provide a range of services in connection with the sale, purchase, exchange or refinance of real property. Our title insurance policies provide coverage for a purchaser or lender’s interest in real property. Our escrow officers responsibility is to obtain the necessary documents, compute, collect and disburse the required funds to complete the transaction. Our escrow-closing department acts as a neutral third party to assure a smooth, problem free experience for all parties to the transaction.
Listed below are some of the services we perform.

1. Title Search – Our title searchers are professionals with years of experience searching titles. They collect copies of documents from various public records: deeds, deeds of trust, various assessments and matters of probate, divorce, bankruptcy, sheriff sale, etc. are addressed.

2. Examination – We examine the results of the title search to verify legal owner and any debts or encumbrances that may impair it. We resolve any title problems that may surface prior to closing to insure a problem free closing.

3. Tax Certification – We contact the various assessor/tax collectors to insure all current and past due taxes are paid.

4. Document Preparation – Appropriate forms are prepared for conveyance and settlement.

5. Settlement – Our escrow officer will oversee the closing of the transaction; sellers signs deed, buyers sign deed, buyers sign the new mortgage and all other mortgage documents.

WHAT IS TITLE INSURANCE?

The purpose of Title Insurance is to help ensure that your home ownership is safe by protecting you from claims that may impair the ownership interest in your home. These claims include but are not limited to fraud, improper court proceedings, missing heirs, mental incompetence of a previous seller, recording mistakes and unfilled liens.
