Property Management
Oversee all day-to-day operations of properties
Investigate and negotiate with contractors for each board-approved project
Review and negotiate all service contracts such as Elevator, Landscaping, Plumbing, Heating, etc.
Work closely with contractors to ensure that all projects are completely on schedule and on budget
Maintain contact with superintendents
Customer service with all residents to handle their concerns and inquiries
Make routine visits to all properties to remain aware of goings-on at buildings
Perform preventative maintenance to ensure buildings and equipment are in working order
Financial Management & Support
Invoicing and collection of monthly maintenance charges
Payment of bills to mortgage holder, vendors, contractors, suppliers, etc.
Preparation of monthly, quarterly and annual filings
Preparation of detailed monthly financial statements to update boards on building's financial standing and to provide direction on the long and short term operations
Financial analysis on capital improvement projects to assist in assessments and cost structuring
Expert construction of budgets and comparison of year-to-date actuals to budgets
