What is a Traditional Neighborhood Development?
Under the guidelines of New Urbanism movement, a Traditional Neighborhood Development (“TND” in industry jargon) is a mixed-use community environment where public and private spaces have equal importance, thereby creating a balanced community that serves a wide range of home and business owners. This comprehensive planning system includes a variety of housing types and land uses in a defined area. The variety of uses allows educational facilities, civic buildings and commercial establishments to be located within walking distance of private homes. A TND is served by a network of paths, streets and lanes suitable for pedestrians, as well as vehicles. The inclusion of civic buildings and civic space – in the form of plazas, greens, parks and squares – enhances community identity and value. This provides residents with the option of walking, biking or driving to places with their neighborhood. Present and future modes of transit are also considered during the planning stages. The pedestrian-oriented design of a TND pushes garages to the rear of house lots and places parking lots behind buildings, providing aesthetically appealing streetscapes that are reminiscent of beautiful neighborhoods of the past.

The concept emulates the pedestrian-friendly towns and suburbs built in the early to mid-20th century and looks to those neighborhoods that have retained their vibrancy, their aesthetically diverse architecture and their thriving live/work/play environments over the years. Old towns such as Alexandria, Virginia, and early suburbs such as Roland Park in Baltimore, Mariemont in Cincinnati, and Pasadena, California, are wonderful examples. In contrast to these towns which developed slowly over time, TND communities of today are strategically, carefully planned to achieve immediately what once took time, and chance, to accomplish.
