We do not charge any application, or upfront fees in any residential, commercial, and/or asset based products. You will present us the scenario, we evaluate the deal, and then we will let you know if we are able to accept, or reject, or offer you what we can get close to. We will issue a Transaction Closing Estimate of all the figures. Once client and lender are in agreement, we will ask for you’re a serious commitment to produce the necessary documentation. These item vary from product to product, most include a complete application & supportive documents to process your financing request. If an appraisal or environmental reports are needed, that will be the only cost that you will have to pay before closing and funding. We advise you that you do not do business with any institution that requires you for money up front other than the appraisal (and environmental reports if needed). We make a living by staying true to our ethical standards and funding transactions, NOT by collecting fees. All we have is our reputation, and we plan in continuing being here for you for many years to come. We will tell you what you need to know in this new market.
