History:

This 250,000 sq ft structure was built in 1904 by the Lonsdale Corporation. Originally a cotton mill Lonsdale employed upwards of 1,500 employees. The mill’s owners were responsible for building the local water systems, and one of the first hydroelectric plants (still in operation today!)


The Tupperware Corporation took ownership of the mill in the 30’s, and it has since been referred to as, “The Old Tupperware mill.” A cafeteria, daycare center, even ball parks were built for employees and local residents. There were giant silos and huge storage systems which were shipped via private on site railroad stop.


Blackstone Smithfield Corporation bought the mill from Tupperware in 1987. The daycare center has become the boys and girls club, and over 250 acres of property have been converted to conservation land, protecting the pristine condition of the Blackstone Valley Heritage Corridor. The new High Rocks association will once again have the opportunity to function as a trend setting example for community.

Developers and Principals:

Blackstone-Smithfield Corporation was formed in 1987 to purchase and operate the Tupperware manufacturing and warehouse property, and is currently developing 120 new residential units.

Herbert G. Ingram
Mr. Ingram is a well-known real estate developer is known for his management skills for over 45 years. Mr. Ingram has been involved as principle in large architectural construction management firm from 1960 to 1992 and has developed for clients and its own real estate partnership hundreds of successful projects in Massachusetts and New Hampshire. Mr. Ingram is Director of Real Estate at Commerce Bank & Trust.
Mr, Ingram is a hands on Developer that designs each custom built space and offers incredible design options.
David G. Massad
Mr. Massad is involved in automobile dealerships, real estate development, and is currently the major stockholder and Chairman of Worcester-based Commerce Bank & Trust Corporation. Mr. Massad recently made a sizable gift of $12.5 million to UMass Medical Center and was honored by them naming their new Emergency Room addition “The Duddie Massad Trauma Center”.
Armen Harootian
Mr. Harootian has a background in teaching and construction management, and the Project Manager for the Fishersville Mill Project in North Grafton. Mr. Harootian worked to develop 138 residential condominium units at Madison Tower Condominiums conversion and became Manager at Blackstone-Smithfield Corporation. He coordinated the rehab and leasing of this property for warehouse and light manufacturing.

Atty R. Norman Peters

Mr. Peters is a well-known Worcester real estate attorney, real estate developer, and has extensive ties to UMass Memorial Foundation. He has been credited with saving the UMass Medical School. Mr. Peters is also active in politics and was asked to be an advisor to 3 governors of Massachusetts. Mr. Peters was an instrument in the Blackstone Gorge Land acquisition for both the Commonwealth of Massachusetts and the State of Rhode Island property to the residential community as High Rocks Condominiums.

Donna Caplan

Donna Caplan has been a broker with Real Estate Coordinators for over 25 years. Having been involved with many of the developers past projects, she is knowledgable and instrumental in putting sales together. Donna works with each buyer through the layout and selection process of purchasing a unit at The High Rocks. Donna is experienced in both sales and management of condominiums and has worked with first time buyers, downsizers and relocators.
