The Problem

The current HOA Board, a small group of just 5 people, is making some important decisions about Newbegun Land. And they're again making them without allowing HOA members to vote on their plans.

They'll 'consider' our comments, but unfortunately they won't let us vote. We asked them to reconsider, but they said no.

One of the changes they're making*** would allow them to impose large fines (up to $3,100/month) on NBL homeowners when they decide that someone has violated HOA rules. In 30+ years, this has never before been the case. This would give a great deal of discretionary power to the 5 people currently on the board or to whoever replaces them in the future. Given the size of the fines, it would also require expanding the board’s enforcement resources. And it would increase the likelihood of lawsuits between the board and individual HOA members.

The Solution

Regardless of whether you're for or against this particular idea, we think all HOA members should be allowed to vote on changes to HOA bylaws, policies, and procedures. And the votes should require a majority for approval. As you may know, neither of these has been the case in recent years.

Our hope is that if enough people speak up, we can change things. In a small community like ours, having a vote is a simple request. With email, texting, mobile devices, apps specifically built for voting, electronic signatures, and mailings for people without these tools, a vote can be set up in a few hours, and each member can vote in just minutes. So why not do that?

So please text or email us (and the board) as soon as possible and let us know what you think. Their changes will go into effect shortly unless enough people insist on a vote.
