1995 – 1999 Inspectech Corporation - Contract Home Inspector

Inspect existing residential, commercial and industrial buildings using professional standards (California Real Estate Inspector Association-CREIA) as a measure to accurately report the condition of the structure to those involved in the real estate transaction. Provide an objective computer-generated report of the condition of all resident home systems as they appear and operate on the day of the inspection including but not limited to:
• Structural Components (foundations, floors and walls),
• Exterior Components (siding paint, windows, decks, garage doors, Pools, Spas, Fencing, etc.)
• Roofing (coverings, flashings, chimneys, etc.),
• Plumbing (piping, fixtures, faucets, water heating and fuel storage systems, etc.),
• Electrical (wiring, main service panels, conductors, switches, receptacles, etc.),
• Heating (equipment, safety controls, distribution systems, chimneys, etc.),
• Air Conditioning and Heat Pumps (cooling and air-handling equipment, controls and ducting, etc.),
• Interior (partitions, ceilings, floors, railings, doors and windows, etc.)
• Insulation and Ventilation (attics, walls, floors, crawlspace, kitchen and bathrooms, etc.)

1987 – 1995 City of San Marcos - Building Inspector

Performed field inspections of industrial, commercial and residential buildings during various stages of construction and remodeling to assure compliance with applicable codes and regulations of the City, County, State and Federal agencies. Inspected foundation, concrete work, framing, plastering and a large variety of routine structural building system elements such as checking stud, joist, rafter spacing and other structural member factors; examined grade, quality, and treatment of lumber, concrete work, lath, wire and composition. Conducted plumbing, electrical and mechanical inspections. Assured proper and safe installations of routine building systems. Made field review of plans and specifications; approved inspections or indicated necessary corrective action; prepared reports of inspections or work completed. Assisted in the conduct of code enforcement inspection work as assigned. Ascertained conformance to Uniform Building Code and pertinent provisions of State and local ordinances and laws. Assisted architects, contractors, builders and the general public in the clarification of codes and ordinances; issued permits as required. Assisted plan checking staff on routine engineering and architectural plan review.
