Rental Process and Requirements:

The application process has two parts. You must pass the first part to be eligible to go to the second part. If you do not pass part 1 or part 2 you will not qualify to live in Safe Harbor.

PART 1:

$100.00 non-refundable application fee due upon receipt of application. To be paid with money order only.

This paper application will include questions in regard to monthly income, criminal history, financial history, and eviction history. Any information NOT disclosed is an automatic disqualification.

Income: You must gross (before taxes) at least three times what the monthly rent will be for the most recent three months.

To calculate: Multiply your gross income (before taxes) times 3. All forms of income are considered so long as it is legal and verifiable.

Documents you MUST bring for PART 1:

1.Drivers license or other government issued photo ID verifying identity and US Citizenship of the applicant.

2. Social security card.

3. Income records for the most recent three (3) months showing gross (before taxes) income is at least three (3) times the monthly rent.

4. Most recent social security or veterans benefits award letter.

4. An active email account.


PART 2:
$30.00 non-refundable fee for all persons ages 18 and older, made payable to the Bayou La Batre Housing Authority. To be paid in full prior to beginning the background check.

Part 2: For the leaseholder includes a nationwide credit, criminal, eviction, and income verification.

A separate criminal background check from the City of Bayou La Batre ($15.00 payable at the Bayou La Batre Police Department) is also required.

Credit check: Satisfactory credit minimum requirements: No bankruptcy or foreclosure within past 12 months; timely bill payments for past 12 months.

Income verification: verifiable through employer inquiry or notarized offer letter of employment on employer's letterhead, salary verification (must gross three times rental rate or if co-signer must gross five times the rental rate).

Rental history: Verifiable through landlord and/or mortgage inquiry and nationwide court system search.

Security deposit equal to one month's rent. To be paid with money order only.

An active email account.

IF APPROVED:

If approved, be prepared to immediately pay the security deposit (equal to one months rent). This will reserve the house for you if the house is not yet in move-in condition. To be paid with money order only.

Before lease can be signed you will need to transfer utilities to your name:

Bayou La Batre Utility Board: $180.00.

City of Bayou La Batre: $72.00
(Garbage Fee)

Alabama Power (Amount unknown. It is your responsibility to contact Alabama Power for this information).

Once the utilities are transferred, you will return to Safe Harbor's office with the signed form sent with you and proof of payment. Once completed, you will then sign the lease and pay your pro-rated rent (to be calculated at the time of rental).
