COR Development was selected by the City of Syracuse in January 2012 to develop 28 acres surrounding the Syracuse Inner Harbor. COR’s vision for Syracuse Inner Harbor is to create a mixed use community that focuses public access to the water’s edge. The master plan proposes a phased development, with retail, office, residential, educational, and recreational spaces.

The western shore of the Harbor features approximately 500 residential opportunities including condominiums, townhouses and apartments. Street level retail shops will support the residential community and a community college will anchor the corner of Van Rensselaer and West Kirkpatrick. Parking is provided on street, internal to the residential and hotel buildings with a parking garage adjacent to the community college.

Starwood Hotels & Resorts’ Aloft Hotel is now open on the harbor’s south shore. This boutique hotel features 134 rooms. COR will be breaking ground on the Element Hotel in late 2016 or early 2017. Element is an extended stay concept also from Starwood Hotels & Resorts featuring 123 rooms overlooking the south shore. Retail opportunities front West Kirkpatrick Street and support for a destination marina faces the existing pedestrian promenade.

The east shore supports three mixed use buildings with over 50,000 SF retail space and120,000 SF office space overlooking the Harbor and Solar Street.

On the north shore, the existing Canal Maintenance Building will be fully renovated and adapted for reuse as a community boathouse featuring community rowing programs. The Historic Freight House will be relocated and opened for community education uses, with particular focus on educational programs centered on the Canal System and the restoration of Onondaga Lake.

The project represents over $350 million dollars of construction costs over 7 years creating over 4,000 permanent jobs and 8,000 construction jobs. Construction has started with site preparation for the residential component along the western shore.
