The Village of Wildflowers

The Village of Wildflowers is a tiny house community located on 26 acres in beautiful Flat Rock, NC. Founded on a belief that smaller is smarter, this community offers two types of luxurious stationary tiny homes: the park model (400 sq.ft.) and tiny towables (around 200 sq.ft.) In our park model homes the master bedroom is on the ground floor, lofts are optional, and porches are not included in the total square footage. For our tiny towables the primary sleeping area is in the loft. These units can be towed with a larger pickup truck.

Lots are available for lease to fit your individual lifestyle needs.

The purchase price of the home includes: delivery, set up, leveling, anchoring, all utilities plumbed in, steps to the front porch and a gravel driveway. The homes comes with all appliances. We also allow for a carport and up to a 10 x 10 storage unit. We set the home to turn key ready; you will only need insurance and electricity turned on in your name to move in. From the time the home is ordered it takes 90 days to have it move in ready.

You purchase the home and lease the homesite. The homesite lease is for one year and includes: water, sewer, trash, recycling, lawn care, basic cable and the use of the club house, swimming pool and all common areas. High speed internet is available for $37.95 a month through Morris Broad Band.

Q. - Can I purchase the land?
A. - No. Zoning only allows for leasing.

Q. - Are pets allowed?
A. - Yes. Home owners are allowed up to two pets per home.

Q. - Can I get a mortgage loan?
A. - No. The Park Model homes are classified as RV's not real estate.

Q. - Can I have a home larger than 400 sq. ft.?
A. - No. We are only zoned for 400 sq. ft. or less.

Q. - How do I pay taxes?
A. - When you purchase the home, you pay a one time Highway Usage Tax (to the state of North Carolina) of $2000 or 3% which ever is cheaper. Then each year you will receive a tax bill like you would for your car.

Q. - How much is yearly property taxes?
A. - You do not pay property taxes. You will pay personal tax similar to the way you pay tax on your automobile. The first year your tax will be around $500 - $700.

Q. - How much is insurance?
A. - You insure the home just like you would an RV. You can add additional insurance for personal items and valuables. The cost is around $500 t0 $700 per year.

Q. - Is high speed internet available?
A. - Yes. We have partnered with Morris Broad Band for basic high speed internet for $37.95 per month. They offer higher speeds at additional cost.

Q. - Are their mailboxes?
A. - Yes. Each home has a individual mailbox.

Q. - How much does it cost to rent the club house for a personal event?
A. - There is no cost to the home owner. You would only need to reserve the date.

Q. - Can I have a garage?
A. - Each home site is allowed a carport and a 10 x 10 storage building.
